Covenant
- Lots one (1) through forty-eight (48) inclusive, Skyline Hills Subdivision, Charter Township of Meridian, County of Ingham, Michigan, and subject to all restrictions, conditions, and easements of record, and attached hereto, are covered by this Covenant. This includes 6010 Skyline Drive through 6250 Skyline Drive and 6009 Skyline Drive through 6249 Skyline Drive, plus 2920 and 2932 Lake Lansing Road.
- No building other than one dwelling house of occupancy by one family and a private passenger vehicle garage shall be erected on a ny lot in this subdivision.
- The dwelling shall be placed at least 30 feet from the front lot line, at least 40 feet from the back lot line, and at least 10 feet from the side lot lines. The front lot line means that part of the lot facing Skyline Drive and not the golf course. Nothing herein shall be construed to prevent the construction of living rooms or porches on the golf course side of residences or the use of side entrances, but it shall be the strict purpose of this provision to avoid any appearances of a rear yard from the street above mentioned.
- Nothing contained herein shall be construed to prevent purchaser from erecting one single residence on a parcel of land consisting of one or more full platted lots, or fraction thereof, without reference to the platted lot lines, provided only that no residence building shall be erected on any parcel of land in this subdivision having frontage of less than 100 feet which is hereby defined as the minimum building lot in this subdivision.
- All permanent buildings shall be of new construction and no building shall be moved into the subdivision. No trailer, basement, tent, shack, garage, shed, or other outbuilding erected in the subdivision shall at any time be used as a residence temporarily or permanently, nor shall any structure of a temporary character be used as a residence.
- All portions of the lot lying in front of a dwelling shall only be used for a walk, driveway, and ornamental purposes.
- Fences, walls, and hedges, if any, ae to be of open construction of no more than six feet in height and still not extend in front of the front dwelling line. Any proposed exceptions will be submitted to the Skyline Hills Association Executive board for approval at least 60 days prior to the beginning of construction.
- No business, trade or enterprise of any kind of nature whatsoever shall be conducted or carried on upon any lot or lots in said subdivision, nor shall any animals except common household pets be kept at any time thereon.
- No activity shall be carried on in the subdivision which may be or become an annoyance or nuisance to the neighborhood.
- No professional-grade trailer of any kind, including house trailers, trucks, tractors, or any kind of machinery shall be parked in the open on any lot or street in the subdivision for more than three consecutive days.
- No billboards, advertisements, or signs exceeding four square feet in size shall be constructed or maintained on any of the lots or streets in the subdivision.
- No lot shall be used as a dump for refuse materials of any kind; nor shall fill material be brought in and used on any lot except unmixed, fresh earth and stone.
- Easements are reserved along and within 30 feet of the rear lines of lots one (1) through twenty-three (23) inclusive and along and within 10 feet of the rear lines of lots twenty-four (24) through forty-eight (48) inclusive, and along and within 3 feet of the side lines of lots in the subdivision, for the construction and perpetual maintenance of conduits, poles, wires, and fixtures for electricity, telephone lines, gas, water, and other pubic and quasi-public utilities, with right of ingress and egress therefrom across said premises to the employees thereof.
- The owner of any lot or lots in this plat agrees to share proportionately, based upon street frontage, with all other owners in the cost of improvements made in and to this plat to which two-thirds of the owners of lots have agreed. Regardless of the number of owners of residence, there shall be only one vote per household.
